TENANT FIND
One month’s rent (Inc VAT)*.
Our Tenant Find Service is ideal for the more experienced landlord wishing to manage his or her own property. PCM Lettings will advertise your property on national property portals, we interview and assess applicant suitability and undertake tenant/guarantor referencing. We offer out of hours appointments to our clients to ensure we can offer your property to as many potential applicants as possible. Once the tenancy is underway the Tenant Find Service means you as the Landlord will be responsible for all day-to-day matters such as collecting rent, taking care of maintenance issues and arranging periodic safety checks.
RENT COLLECTION
Three weeks rent (Inc VAT)*.
Monthly Fee: 9.6% of the rent (Inc VAT)
Our Rent Collection gives landlords the reassurance of knowing that the financial aspects of the tenancy are being carefully monitored, whilst still being able to fully control the full management of your property still. In addition to the services provided in the Tenant Find Service we will collect the rent due on the property and promptly forward rents to you as the landlord. In the event the rent is overdue, we will contact your tenant to secure an early payment of any outstanding balances. Yearly rent reviews are also made on your property to optimise full yield potential.
FULLY MANAGED
Three weeks rent (Inc VAT)*.
Monthly Fee: 12% of the rent (Inc VAT)
Our Full Management Service provides a comprehensive service taking care of all aspects of your property’s management and maintenance. In addition to providing all the features of both our Tenant Find & Rent Collection Services PCM periodically inspect and report to you the condition of the property, we promptly deal with any repairs or maintenance on the property, using our team of local approved contractors or your preferred contractor. Whilst offering a 24-hour emergency service where both landlords and tenants can contact PCM. End the end of the tenancy we deal with the checkout of the property and access any dilapidations, we will then negotiate between the landlord and the tenant deposit reductions.
*All fees are subject to a minimum fee of £480.00 (Inc VAT)

Inventory Fees (Unfurnished):
One Bedroom £108.00 (Inc of VAT).
Two Bedroom £120.00 (Inc VAT).
Three Bedroom £144.00 (Inc VAT).
Four Bedroom £192.00 (Inc VAT).
To carry out a record of condition on the property and to include taking meter readings.
Deposit Registration:
£30.00 (Inc VAT).
Register landlord and tenant details and protect the security deposit with a government authorised scheme. To provide the tenant with the deposit certificate and prescribed information.
Tenancy Renewals:
£90.00 (Inc VAT).
At the end of the fixed term period arrange and negotiate a further fixed term period. This includes contract negotiation, amending and updating further tenancy and agreement.
Housing Act Notices:
£90.00 (Inc VAT).
Prepare and serve by hand, a section 8 notice, 13 notice and 21 notice.
