For years now, we have listened to demands from many of our clients and contacts for advice on the lettings market and to assist them with the letting of their properties. We have questioned to why we do not have a lettings department? In early 2016 we decided to offer the same approach to our clients whom deal with lettings and open a lettings department.

Having worked in the industry locally for just over 32 years, Michael is delighted to be involved with the Towns most successful, most recommended and number one agent after spending many years managing estate agencies dealing with both residential sales and lettings. Much of his career has been with large corporate companies and had become wary of the way business was approached, it was fast becoming non-personal. 

In 2016 Michael stepped into the role of Lettings Director and quickly passed his National Federation of Property Professionals Level Four in property management. Michael brings a wealth of knowledge and experience to PCM Lettings and his daily role involves giving advice to Landlords, registering new potential tenants and introducing them to properties, dealing with client’s requirements, attending to the daily maintenance of PCM’s vast property portfolio, whilst delivering the highest level of customer service.

Emma joined PCM Lettings in 2017, having worked in Lettings Industry for around 14 years, Emma has a wealth of knowledge. Whilst offering the highest level of customer service she thoroughly enjoys all aspects of her role with in the lettings department. Her daily role involves dealing with the daily maintenance of PCM’s vast property portfolio, going out on daily appointments and responsible to liaising with clients on a frequent basis.

Banking is essential in Emma’s role, ensuring payments are promptly forwarded to landlords and contractors.

Both Michael & Emma work closely in our lettings department offering, Letting Appraisals, Advice to Landlords and Viewings for Clients from 9.00 till late, ensuring that all clients needs are met.

Includes Full Marketing, Accompanied Viewings, full and thorough Referencing, Tenancy Agreements and Inventories (If required at an additional cost).

Rent Collection Service – 75% of a months rent (Inc VAT) plus 9.6% of the monthly rent (Inc VAT)

All the above plus Rent Collection from Tenants, Rental Payments to you, Chasing of Non-Payment if ever required.

Full Management Service – 75% of a months rent (Inc VAT) plus 12% of the monthly rent (Inc VAT)

All of the above plus other services such as regular property inspections, arrangement of property maintenance if and when required and end of tenancy procedures and arrangements.

Inventory Fee (Unfurnished): One bedroom £108.00 (Inc VAT) Two Bedroom £120.00 (Inc VAT) Three Bedroom £144.00 (Inc VAT) Four Bedroom £192.00 (Inc VAT)

To carry out a record of the condition of the property prior to the Tenant moving into the property.

Deposit Registration Fee: £30.00 (Inc VAT)

Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme Provide the tenant/s with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy.

Additional property visits: £90.00 (Inc VAT)

To attend the property for additional requested visits to monitor the tenancy; or any maintenance-linked visit.

Tenancy Renewal (Landlords share): £90 (Inc VAT)

At the end of the fixed term period arrange and negotiate a further fixed term period with the tenant. This would include, contract negotiation, amending and updating a further tenancy and agreement

Rent Review Fee: £60 (Inc VAT)

Negotiate with tenant Direct tenant to make payment change as appropriate and update the tenancy agreement.

Housing Act Notices: £90 (Inc VAT)

Prepare and serve by hand, a section 8 notice, 13 notice, 21 notice.

With regards to any other costs that you may have to incur, as a landlord there are legal requirements that you would need to be able to legally let your property.

These are listed below:

Energy Performance Certificate –  £90.00 (Inc VAT)

Gas Safety Certificate – £75.00 (Inc VAT)

If gas is present at the property this is a legal requirement and needs to carried out evert year.

Electrical Certificate – £150.00 (Inc VAT)

For any electrical appliances that remain at the property, this certificate needs to be obtained to ensure safety checks have been carried out.

Selective LicenceThere is a standard cost for this which is £660.

This is now a legal requirement for certain roads in the town. A council inspector will visit the property to ensure that all the above legal requirements are met and to also assess the condition of the property and deem it suitable for occupation. This licence lasts for five years. You can apply for this directly or we can apply on your behalf. We can advise you on whether your property falls within the licencing scheme. 

You would also need to ensure that is a working smoke alarm on each floor and carbon monoxide alarm is present at the property, where required.

Tenant Fees information

The asking rent does not include letting fees. Depending on your circumstances and the property you select, the letting agent may also apply the following upfront fees:

  • General administration fees

  • Reference fees (including credit checks, bank, guarantor, previous landlord, etc)

  • Application fees

  • Fees for drawing up tenancy agreements

  • Inventory fees, including check-in and check-out fees

  • Guarantor arrangement/application fees

  • Additional occupant fees

  • Pets disclaimer fees/additional pet deposit

 

Fees may be charged on a, per person, or per property, basis and will vary, so confirm before viewing. 

 

Set Up Fee: £200.00 (Inc VAT) For a Single Applicant; £150.00 (Inc VAT) For any additional applicants; £150.00 (Inc VAT) Guarantor if required

To carry out referencing, right to rent checks and prepare all paperwork for the set-up of the Tenancy.

Set Up Fee for Permitted Occupiers: £60.00 (Inc VAT) per adult

To carry out Right to Rent Checks and prepare all paperwork for the set-up of the Tenancy.

Tenancy Renewal (Landlords share): £90 (inc VAT)

Checkout: £60.00 (inc VAT)

To negotiate the release of the deposit at the end of the tenancy.

Amendment to the Tenancy: £90.00 (inc VAT)

To negotiate with the tenant and the landlord, terms of the new Tenancy Agreement, prepare all paperwork for the set-up of the Tenancy.

Reference Request: £25.00 (inc VAT)

Reference charge will be incurred if there is a request from the new landlord or agent. This is the administration charge to prepare the reference and send it to the new landlord or tenant.

Late Rent Letters: £30.00 (inc VAT)

PCM will charge a late rent charge for any administration incurred by late payment of rent.

Lost keys: £18.00 (inc VAT) – Plus the cost for replacement keys.

If keys are lost during the tenancy PCM will charge Lost Key Charge for the time incurred to replace the key and deliver it to the tenant.

Pricing Information

The monthly price quoted is per calender month. The weekly rent, where stated, has been calculated for comparison purposes only.

The method for calculating the weekley rent is : (monthly rent x 12) / 52, rounded to the nearest pound.
